The Foundation is in the heart of Culver City’s burgeoning creative work hub. Set strategically across Washington from the iconic “Helms Bakery,” it shares a bustling neighborhood with many cutting-edge creative companies, including Apple, Amazon, Nike and Beats By Dre.

Karney collected sites in the center of transit and innovative uses and assembled this 3.65-acre site in Culver City. It is a visionary assemblage of five seemingly disjointed properties that ranged from retail, to autobody repair, industrial warehouses and business services a short walk from the Expo transit line. We are uniting this eclectic mix to create a unique, interconnected, creative office campus with five architecturally significant bow truss buildings, inviting bungalows, and multiple, private outdoor spaces that total approximately 80,000 square feet.

The expansive and bright interior spaces feature skylights, vintage brick and polished concrete floors, all crowned by high, exposed and rounded truss ceilings. Our architect, Boto Design, has created contemporary space that embraces its industrial history. The site will also enjoy ample parking and a café/restaurant.
